For many of my clients, the return on a UAE property is measured in more than yield. A qualifying purchase opens the door to the ten-year Golden Visa — long-term residency for you and your family, renewable, and not tied to an employer.
It is one of the most compelling residency-by-investment propositions in the world, and property is the most accessible route to it.
What the Golden Visa actually gives you
The Golden Visa is a renewable, long-term residence permit. Unlike an employment visa, it is not contingent on a job, and it allows you to sponsor your spouse, children and, in many cases, household staff.
It offers stability — a base in a safe, globally connected, tax-efficient hub — without requiring you to relocate full-time.
The property threshold
The headline requirement is a property investment of at least AED 2 million. This can be met with a single property or, in many cases, a combination of holdings that reach the threshold.
Crucially, off-plan and mortgaged properties can qualify, subject to the prevailing rules — which is why structuring the purchase correctly from the outset matters. The right payment plan can let you reach the qualifying threshold without deploying the full amount in cash on day one.
Who it covers
- You, the primary investor, for a renewable ten-year term.
- Your spouse and children, regardless of the children's age in many cases.
- Domestic staff and household support, under the applicable allowances.
The process and timeline
Once your qualifying property is registered, the application moves through the relevant authorities — title verification, medical and biometric steps, and issuance of the visa and Emirates ID. With the paperwork in order, it is typically a matter of weeks, not months.
